How We Build Your Basement

Planning and Scope

We walk the space with you before anything is priced. Ceiling heights, mechanical clearances, structural elements, and how the layout will actually function are all worked through before a number goes on paper.


This is where good projects are shaped and future problems get caught before they exist. Once the scope is clear, we prepare a detailed written quote with inclusions and exclusions reviewed together. Permits are opened and trades are scheduled before work begins.

Rough Construction

This is where the basement starts taking shape. Demolition and framing come first, followed by electrical, plumbing, and HVAC rough-ins. Every layout decision made during planning gets built into the structure here.


Bathroom locations, mechanical access, ceiling type, and lighting layout are all locked in before walls close. Getting this stage right is what makes the rest of the build clean and predictable.

Inspections

Rough-in inspections are scheduled as each phase is completed. We handle the coordination and make sure everything is ready before the inspector arrives.


If an adjustment is needed it gets handled before walls are closed, not discovered at the end of the project.

Drywall, Taping, Painting

Once inspections are passed the basement starts to look like a finished space for the first time. Walls are boarded, taped, and finished to a consistent standard throughout. Every surface is properly prepped and primed before paint goes on.


This stage sets the tone for everything that follows. A clean, even finish here means the flooring, trim, and fixtures all land the way they should.

Finishing and Final Walkthrough

Flooring, doors, trim, fixtures, and hardware are installed in the right sequence so nothing has to be redone. The details that make a basement feel complete get the same attention as the structural work behind the walls. Baseboards that sit flush, doors that swing clean, fixtures that are level and secure.


Once everything is in place we do a full walkthrough together. You approve the work before we call it done.

    Yes. Most basement developments in Edmonton require building permits, and electrical and plumbing work requires its own inspections. We guide you through the permit process and handle the coordination so you know exactly what is required and when.

  • How long does a basement development take?

    Most full basement developments take 6 to 10 weeks from the start of construction, depending on size, scope, and finish level. Legal suites typically take longer due to additional code requirements. We give you a clear schedule before work begins and keep you updated throughout.

  • What is the difference between a basement development and a legal suite?

    A standard basement development finishes the space for personal use. A legal basement suite must meet strict City of Edmonton requirements for fire separation, soundproofing, independent heating, separate electrical, and specific egress and ceiling height standards. We assess whether your home can realistically accommodate a legal suite before the project starts.

  • What happens if something changes or comes up during construction?

    Some adjustments are normal in any renovation. When something comes up, we handle it during the right phase of the build rather than pushing it to the end. Any changes that affect cost are discussed and approved before work proceeds. There are no surprise charges at the close of the project.

  • Who will be on site doing the work?

    Our own in-house crew. We do not rotate through subcontractors for the core scope of work. The same team that walked the space with you handles framing, electrical, and finishing. You will see the same faces throughout the project.

  • Can you create a legal basement suite?

    Yes. We have experience designing and building code-compliant secondary suites in Edmonton and handle the full process including permits, fire separation, independent mechanical, and final inspections.
